Terms & Conditions

1. No parties of guests who are all under the age of 21 will be accepted
2. The house is for the comfort of others a non-smoking property; however smoking is permitted in the pool area please use ashtrays provided.

1. The house is available for occupation from 4pm local time
2. Departure time -10am unless otherwise agreed with the Management Company.
3. All local, national and international telephone calls are free.(Certain restrictions apply).
4. All bed linen and towels are provided for your needs


1. A non-refundable deposit of 20% USD/GBP is due within seven days of your initial reservation, to be sent with the completed booking form following which we will send out or email confirmation of booking.
2. Payment of balance is due in full 8 weeks prior to departure. A $250 USD (£150) security bond is payable with the final balance.

Security Bond

1. The villa front door key must be left in the security box each time you leave the house. Loss of the front door key will result in a loss of $250 from your bond.
2. If you lock yourself out, you are to phone the Management Company who will allow you re-entry, unfortunately this will incur a charge of $25 during office hours and $100 out of office
3. The client is responsible for any damage or breakage’s caused to the property or its contents and also for any items in the inventory during your stay. All damage or faults must be reported to the Management Company at the earliest opportunity.
4. We require a refundable $250USD security/breakage deposit to be paid with the full balance. This deposit will be repaid by cheque, within 30 days of your departure, providing the local management company have reported no breakage’s and you have returned your keys as requested. We check the inventory before your arrival and after your departure and will advise of any faults. These may include additional cleaning costs for spills, stains etc.
5. We retain the right to retain the security deposit (either in full or in part) to cover breakage’s, damage or non-return of keys. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.
6. We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the security deposit within fourteen days of being served notice of this.
7. Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services from lack of care in this may be passed to you.
Safety and Security
1. Due to State Fire Regulations under no circumstances may more than the maximum number of guests identified on the booking may occupy the House.
2. All doors leading to the pool are alarmed for the safety of young children and as such must be kept closed. Children must be supervised at ALL TIMES whilst in the pool area. GLASS is not permitted in the pool area. Plastic glasses are provided.


1. The owners or their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to person or personal effects however caused as a result of use of the pool, spa and house. It is your responsibility to ensure children are properly supervised by the pool or inside the house.

Force Majeure

1. The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.

Complaints or Dissatisfaction

1. In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of your return. If the problem has not been reported to the Management Company as requested the owner cannot accept any responsibility.


1. In the event of you needing to cancel the following conditions will apply.12 weeks or more before departure 20% of the total charge 8 or more weeks before departure 50% of the total charge. Less than 8 weeks 100% of the total charge.

Please ensure you have Travel Insurance to cover your losses if cancellation due to an insured event beyond your control resulting in financial loss.

We want our home to remain clean and tidy for each and every visitor, so please respect our home and treat it with the care it deserves.
